Congratulations, Mongolio. My first house was a big step up for me as well. If you are closing on it this year you will be able to take a $7,500 (or 10% of cost, whichever is lower) credit on your taxes for 2008. You pay it back over the course of 15 years in taxes beginning 2010 ($500 a year)so that might help or hurt you, depending on what your refunds look like. But hey, it's 0 percent interest loan with no credit check. No bank will be getting you a better deal.
So are you okay with telling the details on this house? Square footage, bathrooms, repair work needed, price etc. _________________ The line to kill ThunderMyke starts behind Black Mage. |

Obama-rama changed it with the new stimulus package (huh huh... package...). Now it's 10% of the home value NTE $8,000, purchased before December 1, 2009, no house purchased in the last three years and IT DOESN'T HAVE TO BE PAID BACK!

Congrats Mongo. You'll have headaches with owning your own home but when you go to move and realize your home is worth 20 or 30k more than when you bought it. It will make you smile. Not having neighbors above your head is a plus too _________________ Minds are like parachutes they function much better open. |

I'm in a rent house right now, so no neighbors above now (that was bordering on atheist). As of now, my plans don't include moving until this sucker is paid off. Yes, plans do change.
Fun fact that has me excited: One extra payment every year on the principle reduces a 30 year loan to 18 years.
With the stimulus tax refund ($8,000 WOOHOO!), I'm sending the wife to school, so being able to afford this now means affording it much better after she graduates. I'll actually be able to afford cool stuff like good furniture, a nice large flat panel with associated speakers and equipment.

Speaking of houses...I just found out today that my escrow payment is going up...doh! But on the whole I love having my own house. I can make noise if I want to. I can paint the walls blue, with Jack Kerouac passages in the kitchen if I want to. There's room for Khim to crash in the spare room. And yeah, there's the fact that I'll OWN it some day. | I will need to update the electrical wiring in my house pretty soon since it's all still 2 strand non grounded conduit through the walls. When I do, I plan on doing the same thing. Wifi is nice, but why not have the option of wired since I'm ripping the walls out anyway? |
